cont. from H.11 modify documents as required by the jurisdiction and provide detailed narratives of updates; issue bid invitation and documents to contractors for pricing and negotiation; evaluate and manage bids, estimates, and contract budgets, coordinating with project managers, clients, consultants, and contractors to respond to requests for information, clarifications, modifications, and change orders; conduct site visits and progress meetings, prepare final inspections, project closeout, including punch lists, and record drawings; apply architectural principles to review all related shop drawings, submittals, samples and mockups; issue weekly field reports, and review of structural construction for architectural coordination, HVAC system layout and installation, installation of lighting fixtures and equipment; review and approve contractor payments; organize, file and distribute documents utilizing various project management software platforms; perform necessary modifications of drawings and specifications as construction projects progress and changes in various aspects of design arise from client, contractor or consultant input; document and report to the Project Architect the job site progress, issues and concerns for resolution andor further action; review and prepare certificates of substantial completion, occupancy, and final completion.br br Requires Bachelor of Architecture 5 year or foreign equivalent plus 1 year of experience to include analyzing client needs and utilize independent thinking to develop approaches in and coordinate all phases of architectural design, of small scale domestic 1,000 sqft residential, including new construction, renovation, expansion, tenant improvement, site analysis, program diagraming, space planning, and custom detailing; meeting with client representatives for presentations and workshops; developing narrative summaries, adjacency diagrams and graphic content; assisting the PM in establishing task schedule; assisting in facilitating workshops; guiding participants in providing feedback on architectural and urban design; researching master planning principles focusing on urban infill, waterfront revitalization and new community development; evaluating site plans and precedent material to inform building concepts, building analysis and master planning; preparing analytic diagrams of topography, wetlands, flood plains, pedestrian circulation, vehicular networks, sun path, wind patterns, and proposed new development; researching codes and regulations, ADA compliance, sustainable concepts, demographic data, historical and FEMA maps, zoning ordinances, and public policies; collecting data and writing reports to incorporate into the project; developing site analysis studies requiring site photography, drawings of asbuilt conditions, and detailed observation narrative; analyzing survey documents to determine best design solutions to solve technical issues in relation to existing building structure and utilities; translating clients functional and spatial requirements into feasible design solutions, incorporating detailing, programming and building systems into architectural designs; preparing presentations using 2D3D CAD and BIM programs, including Revit, Sketchup, Rhino, 3D Studio Max, AutoCAD, Photoshop, Illustrator, and InDesign, to develop 3D building models and presentation images; analyzing data and requirements for design, producing schematic proposals, and conducting extensive research for domestic and international projects; developing and executing appropriate design solutions to produce working drawings and specifications, and conceptual and finished design presentations, incorporating LEED sustainable design principles; incorporating sustainable principles in architectural design and preparing weather data analysis to identify the passive design based on local climate and building use; cont. in K.9 Job 1
