cont. from H.11 notify the city building department and the general contractor whenever there is a modification to the building design by issuance of addenda or supplemental instructions to the existing building permit set of construction documents; assist with construction payment applications, final inspections, punch lists and certificates of substantial completion; perform alternative methods for BOMA calculations and analysis for the client for them to establish the rentable areas; assist in preparing building standards for the client owner as a way of ensuring any tenant improvements to a project are done per set requirements.br br Requires Bachelor of Architecture 5 year or foreign equivalent plus 2 years of experience to include participating in all phases of architectural design for large scale projects from schematic design development through construction documentation and administration; developing major improvements and modifications to existing buildings to upgrade structural integrity, space efficiency and improve overall user experience; conducting research, analysis and development of design features and space planning in a way that the clients functional and spatial requirements are translated into feasible design solutions compliant with the building codes per requirements set by the regulatory authorities of the local jurisdiction; coordinating design input from the client within the organization and communicate the intent with all the other agencies involved using office wide standards and computer software through all phases of a project starting from conceptual design presentations using SketchUp, Adobe Creative Suite for computer generated renderings and development of detailed 2D 3D construction documents using AutoCAD; participating in consultant meetings, site walks and mockup reviews; coordinating for Contractor issuances within the internal office team as well as all the project consultants including mechanical, electrical, plumbing, fire protection, structural, civil, landscape, acoustical, sustainability, lighting design, energy systems, FB service, vertical transportation, and faade design and ensure that the issuance meets the time sensitive project schedule while maintaining the quality and technical constructability of an accurate set of construction documents for uninterrupted work on the jobsite; preparing issuance packages for the Building Dept. to obtain the local city and state approved building construction permits; conducting construction administration via regular visits to the jobsite, issuance of field reports to the client and notifying the contractor about any discrepancies observed between contractual construction documents and the built condition; conducting detailed review of product data, materialsystem suitability research alternative materials for application; assisting with construction payment applications.
