cont. from H.11 coordinate with and represent the firm to obtain approvals from clients, state and local agencies having jurisdiction over projects, including researching code compliance for life safety and constructability of complex and technical healthcare, biomedical, and clinical lab environments under applicable international, federal, state or local codes and regulations as they relate to institutional occupancies for healthcare facilities such as the California Department of Health Services DHS, Office of Statewide Health Planning and Development OSHPD, Title 24 California Building Standards Code, Regulations by the Joint Commission on the Accreditation of Healthcare Organizations JCAHO, International Building Code IBC, FGI Guidelines for the Design and Construction of Healthcare Facilities, 2010 ADA Standards for Accessible Design, and National Fire Protection Agency 101 Life Safety Code NFPA99; coordinate with mechanical, electrical, plumbing, fire protection MEPFP, equipment, AV, clean room, EMI, vibration, sustainability, and structural consultants to incorporate building systems and facilities components into unified design in the preparation of construction documents for client and agency review and approval; prepare project documents in MS Project, Word, Excel, PowerPoint, Smartsheet, Adobe Acrobat, InDesign, Photoshop and illustrator; apply architectural principles to review all related shop drawings, samples and mockups; evaluate general contractor bids and project budgets and coordinate construction budgets with clients and contractors; coordinate with contractors to respond to requests for information RFIs, review and respond to contractor change orders, and perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise; coordinate project data and transmission and all electronic communications; maintain log of all RFIs and Submittals including date received, date returned and status of unreturned requests demonstrating metrics of performance of the documentation; assist with reviewing and approving contractor payments; assist the Project Manager in establishing task schedule and manpower requirements consistent with the project agreement; assist in managing project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the OwnerArchitect agreement for negotiation of additional services; assist with construction administration via weekly site visits and issuance of weekly field reports, and detailed review of subcontractors shop drawings, submittalscut sheets on materials equipment, review of structural construction for architectural coordination, HVAC system layout and installation, installation of lighting fixtures, and installation of electrical equipment; conduct final inspections, project closeout, including punch lists, and record drawings; review and prepare certificates of substantial completion, occupancy, and final completion; conduct postoccupancy evaluation and review of clients use of space.
