Experience must include eighteen months of utilizing statistical data modeling to provide data analytics for large multiproperty valuations; performing financial analysis, real estate consulting, process improvements, and process audits across various industries, including real estate; performing asset allocations in both asset acquisition of real properties and business combinations in MA transactions across the US, on a fair value basis, and in accordance with the Financial Accounting Standards Board Accounting Standards Codification 805 ASC 805 and Business Combinations reporting standards; creating valuation models for Discounted Cash Flow Analysis DCF, Direct Capitalization, Comparable Property Analysis or Market Approach analysis and Sensitivity analysis; performing valuations of niche property types, including landfills, data centers, and hospitals for tax assessment purposes and litigation support; providing real estate valuations utilizing real estate valuation software and other tools, including Argus; designing, building, and operating complicated macros and valuation models for performing mass purchase price allocations and increasing scalability and profitability; and mentoring and coaching junior team members.
