cont. from H.11 coordinate the building envelop design and waterproofing systems with the consultant in the development of details of the individual building elements; manage project data and transmission and all electronic communications using Newforma or other approved software; maintain logs for RFIs and Submittals including date received, date returned and status of unreturned requests; respond to contractor RFIs and update the construction documents and specifications as required during construction; conduct progress site visits during construction and prepare field observation reports; conduct architectural punch visit and prepare punch report; review and approve the certificates of substantial completion; assist Project Manager in establishing task schedule and manpower requirements consistent with the project agreement; assist Project Manager in identifying weekly project resources utilization and provide 4 weeks look ahead; assist in managing subconsultants agreements and deliverables; assist Project Manager in the preparation of the Project Proposals with understanding of new project scopes, durations, and resources types required; prepare consultant request for proposals RFP and consultant agreements; review and understand terms and conditions of the project agreement or master services agreement; prepare draft additional services for Project Manager review; recommend and assist in the implementation of changes that improve profitability through increased productivity and efficiency.br br Requires Bachelor of Architecture 5 year or foreign equivalent plus LEED AP, NCARB Certified, and 3 years of experience to include participating in concept and schematic design, programming, define and develop unique conditions, coordinate with specialty consultants, engineers, and internal teams from design through construction phases of both domestic and international 20,000sq ft specialized retail and commercial projects, including new construction, expansion, tenant improvement, and shell core modifications; preparing BIM Execution Plan to facilitate the model exchanges expectations with the consultant teams; conducting building surveys, reviewing and documenting existing building conditions; measuring existing building and identifying locations of visible structural and mechanical systems; evaluating asbuilt plans, photographs, clients design standards, Landlord work, and consultants input to determine best approaches to solve technical issues of design in relation to sites and buildings; coordinating international projects and local country code research with Client, local Architect, consultants, and contractors; strategizing with client, project team and consultants to set goals for sustainability and energy conservation relative client goals, applying major technical concepts to develop design and details for sustainability and energy conservation; organizing drawings by building elements and systems to illustrate design intent and layout of the building using BIM; preparing design and documentation deliverables meeting project requirements; developing and executing project specific design solutions in preparing detailed plans, interior and exterior elevations, conceptual and rendered documents, reflected ceiling plans, construction documentation with select axonometric views of enlarged details to convey finish system alignment using Revit BIM software, Enscape, PhotoShop, Sketchup, and InDesign; preparing lighting layout based on understanding of photometric data; coordinating with clients for equipment planning; coordinating with mechanical, electrical, plumbing, fire protection MEPFP, civil, structural, landscape, code, glass faade, vertical transportation, lighting consultants to incorporate building systems in the preparation of construction documents; cont. in K.9 Job 1
